The 90k deals you are finding in Arizona, are only going to be in the War-Zone areas. C-D neighborhoods, scary places. 

The cheapest you will find an SFR in a B- , C+ neighborhood suburb, 30-45 min from downtown will be about 175-200k.

Hey Miguel,

This advice is coming from someone just around your age (21) but thought I'd share what I did. You definitely do not have to get a degree, much less in something useless that you don't want. I have a great job with an investment firm and don't have more than 1 year of college experience. However, if you do go to college, you should look into community college. Much cheaper. The 50k + debt of a regular university is not worth it. 

You should also look into budgeting - my wife and I use the "envelope" system, and pay cash for almost everything. Save the debt for leverage in RE. Feel free to PM me with any questions, if you'd like (although I dont have much experience)

Hello all,

I am looking into getting my Real Estate license. However, I will be moving out of state to Oklahoma in July (Currently live in Arizona). 

I've searched the state websites to see if they had reciprocity, but it does not look like they do.

My question is: could I get licensed in Oklahoma online, while living in Arizona? Or the other option would be to study for the test, then take it as soon as I arrive in OK.

Hey everyone! 

Don't remember how I stumbled upon BP but thought I'd introduce myself, and ask for some insight on education.

I am from Phoenix, Arizona and looking to establish a portolfio of (Buy-Rehab-Hold) rental properties most likely in Edmond, OK. My wife and I are looking to move there within a year or so, to be close to friends and family. 

We currently rent and are looking to do either a live-in flip, or owner occupied multi family for our first place! We have saved a decent amount of money for this. 

What would be some of the resources you all would recommend on learning more about the process of finding good deals ( I know some of the rules, 2%, 50% ect.), buying process, and real estate overall? I have read the UBG to RE investing, and have been listening to the podcast for a while, too. 

Also, if you could give some advice to your 21 (married) year old self, what would it be?
