"Rich Dad's Real Estate Advantages: Tax and Legal Secrets of Successful Real Estate Investors" tells me that a LLC has the greatest tax and legal advantages but my CPA/tax attorney tells me that a S corporation is better because a LLC is to complex and the judges cannot understand it. What is your take on this?

What are the advantages and disadvantages of renting out commercial / office real estate? Is it better or worse then renting out apartments and houses?

i would like for them all to have a ocean view and on colons ave. The reason im going for beach appartments in miami is for 3 reasons, no yard, no pool and no hurricane clean up. With 200k cash in hand would it be better spend investing in multi-family, office, or residential?

is renting out condo's in miami beach a good idea at this point in time? Im thinking about buying up to 10 appartments and renting them out.

My plan is this, since i live in miami id like to own about 10 beach appartments to rent for 3 reasons, theres no pool, no yard and no hurricane clean ups. Should i go ahead and get 10, 300k appartments or maybe fewer, more expensive ones? Another question i have is does it make a difference if i rent them with or without furniture?

If you had 200k in cold hard cash to invest in real estate how would you use it, renting, flipping ext.? All ideas are welcome
