Anthony, congrats on your success first of all. You have made a great list of pro's and con's but at the end of the day, I think if you can trade up to more units with value add for a good price, it's worth selling the property as you've realized all the value out of it already. If you were in your retirement years I would say just hold onto it but you are looking to build your portfolio so it makes sense to move on from this property unless you see significant upside down the road holding onto it further. I also like how you take into consideration a 15-20% hit to rents, not many people take this prudent approach and think rents will also continue to go higher without a pull back. 

Thanks for singing the praises of my meetup. I always appreciate experienced investors coming out and sharing their knowledge with everyone else.

 Anthony, thanks for saying nice things about my meetup. However, John I see that you're from Corona. There are plenty of meetup's in Southern California that could certainly fit the bill for you. Please don't come up to San Jose just for my meetup but I would certainly be honored if you did!

Along the way for Minh's journey he cashed out refi his gains to invest again in other buildings, he did not start with $2.25 million but much less than that. In addition, $2 million is a drop in the bucket in investing here in the Bay Area. I get overbid on my offers with people that have $1-3 million in cash to buy a building so he definitely does not have a monopoly. 

What Minh is doing in his market is truly amazing and difficult to replicate. I know because I have been trying myself. 

Also, being a San Francisco native $10 billion won't allow you to buy all the multifamily here, only a few choice properties. 

Many people in the Bay Area have been able to double their money, even with just $100k. Some of it due to market timing, some due to buying value add properties, and some being lucky in buying the right location. Our market is very different than most of the US, but money can be made even here.

Finally if you haven't seen yet, J has a huge networking summit in Oakland August 27-28. I attended the last one and the quality of the speakers is superb with none of them having any hard pitching. There is a lot of value in the summit in my opinion, check it out if you can!
