Thanks. I'm pretty set on a duplex or four-plex but I just wanted some other input but most of what I've been hearing is condos are a bad go. And the cash flow from duplex's can come a lot quicker.

I am very interested in investing in real estate, but I'm not quit sure what to start investing in. I'm very interested in buying a duplex and living in one space and renting out the other. But a conversation with one of my friends also had me interested in buying a condo. But I've read a lot of negative things about condos and I'm not quit sure I like the idea of not being fully in charge of the property. I know it all comes down to if the numbers add up but I'm just looking for some different opinions and input from some pros with experience from both.

Thank you for the advise. I have been thinking of starting out with a duplex. Many people are telling me that's the smartest way to go. There is so many different ways to get started its just overwhelming sometimes.

My name is joey and I jus turned 21. Im six months into a new job and im making good money. My college debt is almost paid and I've been doing a lot of looking into investments and so far real estate has really caught my attention. But I really don't know much about the subject and I'm looking for advice.
