Hey @Tyler Work. Appreciation is looking very promising here in Pensacola. New stores and restaurants are opening up left and right. A big new brewery just opened and there are about 3 more coming in the next year. There is a lot of outside money coming into the downtown area and I think we’ll see a quick rise in rents over the next 3 years. I just closed on a new construction about a month ago that I’m house hacking currently. The exact same floor plans (3 houses) just went under contract down the street for 10 and 20k more than what I paid.

@Benjamin Ervin I'm stationed at the NAS, but live right outside the back gate in a rental house with the same friends who will eventually be renting from me! 

As for my analysis, it's a very broad macro view of Escambia and how the rental market operates in different neighborhoods. I'll be sure to start a thread on here once I'm satisfied with my preliminary findings.

David,

I too am military (Naval Flight Student) and I'm actually looking to buy a rental property in Milton! I expect to be sent there fairly soon for primary and will be house-hacking using my friends as tenants.  

Can you share your experiences owning a rental property in that area? Any tips you can give to someone looking to invest in Milton?

Hey there Ben,

I just recently moved to Pensacola. I too am looking at buying my first property in the next few months, but rather it will be a home for me to live in and house-hack. I'm in the Navy and have a few other flight student friends who are willing to rent out bedrooms from me. 

I'm actually in the process of analyzing Escambia county, taking price growth, average rental rates, median incomes etc. If you're interested I'll share the info I get when I'm done.

Hey Connor,

I see you're Navy as well (I'm assuming you're an SNA like myself). I just got here to PNS and am looking to buy a house in the next 6 months near Milton/Pace when I head over there for Primary. 

As for your original question, I think anything near downtown is going to appreciate pretty well. Prices have been steadily increasing in the area and demand for ANYTHING near Palafox is getting pretty insane. There are also a ton of new apartments getting built which may lower the overall rent price level, but may also increase property value. With that being said I'm really not in the mindset of looking at investments for appreciation, but rather for cash flow. For instance most of my stock portfolio consists of high dividend yield companies.

Hey there @David Oldenburg ! I'm actually a student at UC Davis and am earnestly trying to get into wholesaling! I actually had a house in escrow until the buyer went AWOL the day before closing...

Hey all! So I'm sitting in bed at 7:30am just after coming back from placing my first 20 bandit signs! I'm a student at UC Davis, and live in the town. I had a real issue finding wooden poles to actually staple my signs into! Davis is a very trendy area and I guess the city has moved on to using metal poles for most everything.

I'll likely be moving into the Sacramento area soon seeing as the housing market in Davis isn't verrryyy conducive to wholesaling. Anyways, thanks guys and gals! You all have helped me move on from being a wondering noob searching to the internet, to now a well educated real estate investor(:
