If anyone could advise me with option strategies to acquire this .property in the link below I have approx. $3,000 to put into it. The realtor is in CA and wants to unload this ASAP. It is off Market. This would be my first deal. Kind of excited about getting this going. Any help with a Contract offer (i.e. what documents to use.).  I would be appreciative.  Respectfully, John Zavala.

@Patrick Pierre I'm a newbie in REI, my name is Johnny. I currently have a W-2 City Job and a civil servant. I would like to develop relationships with like minded, eager, and ambitious REI people. My goals are to free myself from my W-2 job and work REI full time.

I'd like to learn at least one strategy in the next 10 days (not licensed) that I can use and maybe make a little cash. "Beggers can't be choosy," so I'll work for pennies on the dollar if possible.

I'm a good networker and know someone in just about anything you can think of or I can find it.

Any help is or advise is greatly appreciated.

@Stephen Daniels I haven't stepped up the courage yet. I'm still researching how to acquire a property with no money or little money down (approx 10k). I have the know how to manage it, but dont have the credit score to get a loan.

@Stephen Daniels, I am in Central Texas and a newbie. Reading and studying and excited about REI and everything that goes with it.

I heard a pod cast with Todd Baldwin, BP podcast #392 where he discusses buying a new built home and renting by the room.

Like you, I have the same questions about laws and regulations on renting by the rooms.

Who could teach me how to execute the strategy in Texas.

I know of one strategy that is being done in Austin Texas. "Sober Homes," which rent by the room to people in a drug and, or alcohol recovery program and working a 12 step program. Renters have responsibilities to the house such as:

* performing chores on common areas;

* house meetings;

* 12 step program meetings;

* drug & alcohol testing;

* behavior expectations.

Todd Baldwin talks about a similar strategy with people not in recovery, but with young professionals. He has an all mens house and an all women's house. Check it out.

I still have the same questions and concerns. Any Intel on this is greatly appreciated.

I want to begin working on a future after divorce and want to start by acquiring a house or duplex for a sober home as passive income. How do I do this with little to no money. I read up on "Straight Lease Option," which looks like a good way to make it happen.  Is there a better way (i.e. with little to no $$$)?  My Goal is to work my way up to generating at least 10K per month in passive income in the next 12 months.  Any advice is greatly appreciated.

Hi Matt, 

I am new to BP and the whole Real Estate business. I am studying up on the topics for beginners and interested in your meet up for Multi-Family houses/units.  My goal is to purchase one for passive income in the Austin/Pflugerville/Round Rock/Hutto/Taylor areas, which are closest to me.  I work in Austin and Live in Round Rock.
