Might have my first deal If I can find the right advice. The house is locate din the bear creek area of houston. it received some flood damage from hurricane harvey. I had an agent run the comps and he believes the ARV to be about 180K. There is a mortgage in place and I believe the guy is in pre foreclosure. Hes behind 8K and owes a grand total of 96. im thinking this would be a subject to deal but not sure in which direction to go. I figured Id reach out to get some advice from some some of you experienced guys on  how to move forward. Ive also scheduled a contractor to take a look at the house and estimate repair cost.

any help or advice would be great
