Hi, I have a trustworthy tenant who is interested in installing a car charger. The unit is in a large, multifamily complex with subterranean parking. The assigned parking spot is nearly 300 feet from the electrical room, so significant conduit/wiring will need to be installed in the garage's ceiling. 

The tenet's friend is an electrical contractor, who will install everything at no cost to the tenant. Seems too good to be true, but again, the tenant is trustworthy. Any ideas on how I can protect myself if something goes wrong? I have scheduled a site walk with the HOA President and contractor. I will require the contractor warranty the work for 1 year, and provide the same documentation that they would provide to a paying customer. Thank you!

Hi, I currently own/manage 2 properties in California and plan to acquire 2 more in the next few years. Once everything is up and running, I’d like to take a few years off from the traditional 9-5 grind.

Are there any health insurance options for real estate investors like myself? I haven't found much on the topic. Can I form a LLC and treat myself as an employee to access good healthcare plans?

Hi All, I’ve been searching for advice on this but can’t turn up much. My question is can I write off a portion of my umbrella insurance policy?

For example: Say I own 2 rentals valued at $250k each, a car valued at $30k and my residence valued at $470k. This is a total value of $1M. If my umbrella policy is for $1M coverage and costs $200 / year, can I write off $100 per year to cover the portion of the umbrella dedicated to my rentals? Thank you.

Hi all,

I have a family that is considering renewing their lease for another year. One of the family members was laid off, so they've also asked for a temporary reduction in rent of $200 for the remainder of the year. I am considering offering them a $1,000 gift card as a renewal bonus if they sign another year lease. ($1,000 = $200 x 5 months left in 2019). This makes sense to me as I would receive the same amount of rent, which shows consistency if I seek another mortgage. A few questions:

- Any thoughts on this approach?

- Could I write off the $1,000 gift card?
