@Robert Leonard thanks for your notes. I can make some changes and update. 

$10,000 in closing costs seems low to me. 

>> this was a guess, it would be great to understand what makes up the closing costs and some $$ amount. Also what it typical for bank closing fee, aka points?

CapEx (non-existent) are too low. 

>> what would you suggest? at this point im not sure what repairs would eb needed, however we do plan on a "buy and hold" and "value add" strategy renovating each unit as the units become vacant and refinance based off of the forced appreciation.

I'd shoot for closer to 8-10% on vacancy. 

>> this number is from the sellers actuals, they check out with my research. But i get the value in being conservative. 

Management is usually closer to 9-11%, in my experience.

Property taxes seems too low at under $8,000 per year
