If I followed your reasoning, I think the final percentage should've been $9,286 (interest income equivalent) / $79,759 (Initial investment less principal mortgage payments) = 11.64%

Am I understanding it right?  (I'm quite new to learning about real estate investing - or any kind of investing for that matter - and want to make sure I'm not misunderstanding)
