@Tim Kappel I just closed on my first property yesterday.  It's a duplex in Southhampton.  I used Mike Maupin of Frontier Mortgage.  He was very helpful throughout, and we had a few issues with appraisal value and comps (actually didn't finalize the appraisal until 48 hrs prior to close!).  I would certainly use his services again.

Carrollton Bank also has a very good reputation for REI lending; I've talked with them but have not yet used them.

Ah, thank you @Chandler C..  I've tried to do the investment page before and never gotten it to work right.  I'll try it again once the deal closes.

Ok, so total newbie on this one, but hoping to close on my first deal this week...where does everyone find those nifty templates that list out the deal diary questions?

Hi @Neil Painter.  I'm also a new investor in the STL area.  Feel free to contact me if you'd like to chat sometime; I'm happy to share what I know (admittedly not a ton!) so far.

@Joe Martin are these on market or off market properties?  If they're on market, it would probably be best to use a realtor to start the process for your first deal.  If they're off market, you could try direct mail or calling the owner to see if they want to sell.

@Dylan Bond What kind of lender do you want?  I've been pretty happy with the mortgage broker I just used.  Carrollton bank also has a very nice reputation for a local bank.

@Robert Buchmann Hope the property management goes well!  That's something I'm definitely hiring out, but I do envy the experience you're gaining by doing it yourself (not to mention the cost savings).

I like where this thread is headed! Like the rest of you, I too am looking for more people to associate with who have similar goals and interests regarding REI. I'm happy to connect and chat with anyone who wants to talk real estate, and I'm happy to act as a sounding board.

Question to the group:  What is your main focus right now?
