I'm looking for properties to rehab and flip in the SW Houston area, preferably in Sugar Land, Missouri City, Richmond, or Rosenberg. 110-180 ARVs are what I'm targeting right now but I'm willing to consider higher.

Most of the deals I've been seeing are a little outside of my geographic area.

I'm familiar with Networth Realty and New Western Acquisitions.

I'm looking for a GC to help with my first flip. I'm targeting SW Houston out to Richmond / Rosenberg. ARV range is 110-180. I don't have a deal under contract yet but actively looking and want to get my ducks in a row.

I'm already familiar with Brant Phillips and Rent Ready Contractors. He appears to be a great option, just trying to see who else y'all recommend.

I've been using the site for a few months. It is a useful tool, but like everything else in real estate, "due diligence" is a must. (Am I the only one that gets tired of that phrase?:)

I see a lot of variance between listings as far as quality of comp and repair estimates. Also, I've found several deals that were sold weeks before their status was changed from "available" to "no longer available."

I still check it out daily. I think these drawbacks are just attributable to the individual wholesalers, not necessarily the site itself. I would suggest signing up for the free account for a while to evaluate before paying. They offer a significant discount every few weeks. The free account sees all the deals just with limited access for the first 14 days. You could wait and pay when you see something promising.

Any recommendations for the proverbial investor friendly real estate agent in the SW Houston, Sugar Land, Richmond, Rosenberg area? I'm looking to purchase 2 SFRs this spring/summer and another one next spring. Looking for REO/foreclosure/short sale experience.

Thanks Josh and everybody for the great education!

I'm an airline pilot and Air Force Reservist looking to get into SFRs. I've been lurking for about 6 months and really appreciate the realistic approach of this site.

My goal is to buy 2 rentals in the next year with a somewhat arbitrary longer term goal of 10. This online community has really opened my eyes to other areas of the real estate business that I might want to get involved in more deeply after I retire from the reserves in the next couple of years.

I'm especially interested to hear from any other airline guys. We have the advantage of several days off during the week but when we're at work it's often a few nights away on the other side of the country.

Thank you again Josh, et al, for this great community, and I look forward to getting to know you all better in the future!
