I am helping my sister and brother-in-law rent their very exclusive furnished Buckhead home. It is a 10,000 sf home off of West Paces Ferry. The home is valued at over $5MM I am looking for a property manager that could manage and market it to exclusive people. They are willing to do STR or LTR. The home is exquisitely furnished. I would estimate the daily rental rate would $3-4k and around $25k on a monthly basis. It is a home that would appeal to celebrities, athletes, etc.

What is the best way to find the right property manager?

I have a furnished 3 bedroom house that I have listed on several of the platforms - Zillow, FB, FF, and Airbnb. I am not getting any real response other than STR which I can't do because of HOA restricts to 6 months or more. I am thinking maybe I need to find a property manager that can help get it rented. I just lowered the price. I was hoping to rent it as a MTR and just keep the utilities in my name and pay them as part of the rent, however, I am not getting any hits so I need to do something different. I listed it 10 days ago.

I am going through this now as well and I have gotten a few inquiries from agents at ALE Solutions. Someone told me to look at posting it at THD - Temporary Housing Directory. I will check out Hello Landing as Jamie mentioned above.

 MlS is good option for mid term now as well, I just listed first one using seasonal rents and it booked right away.

I have a three bdrm house in Mesa, AZ that was built 4 years ago so it is fairly new. It is fully furnished, and I plan on renting it out. I am not sure where the best place to list it is. I am hoping to do a corporate housing rental. My HOA allows for 6-month or longer rentals. So, my questions are: (I fully understand there are a lot of "depends" here but I would appreciate some input here )

1. Should I list it as an all-inclusive corporate house with utilities included or just as a furnished house and have the tenant set up utilities?

2. Which would have the best financial return?

3. List it on multiple platforms or just one?

I don't really need a property manager but if I have to go through a firm that does corporate rentals that is fine as well.
