Hello BP,

I came across a property that is zoned as a Single Family Residential, but the seller claims that it's a Duplex since it's a 2 unit (1 up, 1 down). I found out that it was zoned as RM-36, and I was wondering if any of you guys have any expertise on that and if you guys can share what RM-36 means.

Hey, thank you Eric for your response. I was thinking about possibly getting quotes from different removal service companies, and see which one will be the best fit for our budget.

Hey guys, I came across a hoarder house and I was wondering how much would it cost to pay movers to move out all of the Seller's belongings? Do they charge by square footage, by the hour, etc? I would like to know your guys' experience for dealing with hoarder houses. Thank you!

Hello, I am Wholesaling in Kalamazoo, and I've been noticing that there is very few flip activity in the area. Whenever I comp properties, The property with the highest ARV is in livable condition, but still dated. For all you investors out there, do you typically purchase properties and rehab them to livable condition or do you guys do a full rehab that meets 2021 standards?
