My original plan was to buy it and keep for my retirement since  self employed.  Maybe owner finance it someday down the road if I sell to help with some of the taxes.   Thank you to everyone for ur opinions.  Very valuable info

It is actually located directly across the street from a university.   It has been 100% student occupied for 2 years.     Gross rents per year around 96k

Good Morning 

We purchased a 16 unit apartment complex in a college town for 250k with 15k down.    The complex is all bills paid and it currently net profit around 60k - 65k per year.   We’ve owned it for 2 years.

We've kicked around the idea of selling it and moving. What's a realistic ROI as far as selling goes?? Obviously we got a pretty good deal and our return seems pretty good. Located in Oklahoma. Thanks
