You failed to perform proper due diligence before closing on the rent house.

Correct the problem now.  Hire an attorney and have the tenants evicted.

I require my tenants to buy and maintain Renters Insurance with $300,000 in liability coverage.  Just think about the worst damage a tenant can cause, such being liable for setting your rental house on fire or burning down your rental house and the neighbor's house, etc.

@Alex Place Wow! I love your philosophy and business plan. Yes, if you vet your residents properly, you are really not taking on any risk.  So why require a security deposit at all. Also, why don't we stop charging late fees? Why don't we ask our residents to pay their rent at the end of each month of residency. I call on all BiggerPockets members to adopt your business plan. Let's do the right thing!
