Also, they obviously know the 'fiance' wasn't forthright about income and maybe felt pressured to apply and are (were) expecting denial anyway. 

'Thank you for your interest, the rental you applied for has been leased'.

Thanks so much, @Steve Haight ! Jacksonville certainly has pockets of land for future development! Right, at this point I do not have the ability to start myself. I am doing some leg work in my area to evaluate properties and research potential. What I saw this morning looks promising. Having a mentor would be a blessing for sure! Any chance to get involved would be good.

Zachary- that's fantastic! I am in south Mandarin, both our areas are filled with opportunity! I hope to make a meeting, although it can be a challenge getting the time away from my daughter. Were you able to make the meeting the other day?

Steve- Yes, thank you and absolutely agree! Two areas of expertise is key, then working out from there in the future. I have been in Mandarin for nearly 30 years now and watched all the neighborhoods change in desire and value, as well as expand. It's been interesting to see the wave of the market and is exciting to think I can be part of owning it. The southern Southside (haha) and north east St Johns County are also in my scope of opinion. Good things happening and variety of options including land if you can scoop it up before the blow up!!

Mike- Good, I'm glad! Yes, wouldn't it be nice to be involved in strengthening even the weakest! Haha oh yes, as a Queens, New Yorker myself, my family and I are definitely part of the snowbird flock and blue hair vacancies haha. Im here to help! :) You, too!

Also, Mike, as a 'retirement state', there are many homes where the owners pass and/or the family lives out of state. As for avoided area, honestly, the essence of an overcrowded higher crime area of north west Jacksonville is a deterrent to me for a few reasons. However, sometimes it takes one improvement to produce a ripple effect on a neighborhood. I'd say an investor willing to take on a large high crime area and turn it into a respectable, community inspired safe place- that's the damn ticket! Possibilities are endless with this vast selection here!

My goodness! Hello, all you sweet new friends! Thank you all so much for the warm welcome, maybe I'll go ahead and take my boots off here! Oooooor -maybe make that tighten them up! Haha

Gabe- I will definitely let you know and be in touch- you're welcome to send me a note of specifics you're looking for!

Leo- Yes, fingers crossed! And honestly, yes, things are making a wonderful turn! Finally my own home has come back up to where if I sold I'd make a significant profit (even if adjusts a bit)). Or, renting would be double+ on mortgage at either point. I believe the older neighborhoods are great finds as well as even just future desirable land/properties- many of them here!

Mike - I am not sure why so many vacancies if not being a loss of home/short sale etc. I've seen many of those. But, I can't say I'm completely knowledgable about it because I only know certain areas personally (for now!). I do have a general idea and my guess would be loss of home due to loss of job or military etc. Also, yes vacation homes. Yeah, but, Jacksonville is massive so it looks like a lot but I think we are holding our own, good deals with a lil elbow grease!! :)

Hi everyone!

Let me start by saying I'm not a professional. :)

I've loved and been attracted to houses and homes my entire life. The placement and flow, essence and history, the comfort with functionality and purpose of a home has always been intriguing to me. 

I have an eye for spotting a good deal and a decent understanding of the scope of work needed. I'm able to handle a budget and know where to be frugal without losing overall desire or quality or requirement. Tackling the 'best with what you have' and 'use what you got' is how my brain works.

I love discussing options and ideas and thoughts with others, to learn more and as much as I can. I enjoy sharing my opinion on a space or location, figuring out a particular need and then the best way to change the overall look and feel of a space. Whether it's moving a door, opening a wall, reconfiguring bathrooms and kitchens etc., Though little technical experience, I've helped, witnessed, watched and learned so much already.

I am currently a domestic engineer with an amazing 2 year old little girl. I am extremely interested in getting into this real estate arena to finally tackle a life long desire to own rental properties of all kinds.

I worked for a major insurance company, 17 years, before having my daughter. I was a marketing and agent material inventory coordinator. Not incredibly exciting, but, I certainly learned a lot about the benefits and strategies in marketing. This will benefit me one day! Yay! :) 

My only real estate experience is owning my own home and improving/updating over the years to one day rent out when we can afford a new bigger home.

The current standing with my home is about 64K equity and maybe 20K on completed improvements. I plan to finish updating the kitchen, new siding and landscape. I bought at the right time years ago and have kept in line to not over spend in this area market. Low mortgage and should be able to rent for double+.

I look forward to learning more and one day getting my hands into properties that can provide a stable and profitable future for myself and my daughter.

I am thrilled to get connected with you all as I grow into this new chapter of my life.

Let me know if you'd like opinions from a South Jacksonville, FL local! I'd love to help or be an additional set of eyes (neighborhood/home pictures etc) or hands for those in or out of town. I have no real estate experience but would love to learn!
