I see people mentioning neighborhood grades. A, B, C+, C-.... With OOS investing how do you determine what class a neighborhood is? Are there resources for this? What are some sites or apps you use?

I'm looking into purchasing my first out of state, multi family, rental. I've found some properties where the numbers add up but the neighborhood looks rough. How important is neighborhood rating?
