Good evening BP. I just wanted to introduce myself. I, along with my business partners, are looking to acquire MHP in the Little Rock metro area. We flew out last week and looked at multiple parks and have a few LOIs out. In addition to connecting with other investors and owners, my question for the group is what seems to be the average lot rent that you are seeing in this area? Many of the properties we are looking at seem to be around the $325 mark, however, I feel the average is probably closer to $370. Would love to hear your thoughts and look forward to connecting.

Hi BP, 

I recently moved to the Tampa area and am looking to start investing in the Orlando area as prices are lower than Tampa. I originally started looking at duplexes and other multifamily units but started to realize that there are a lot of investors doing SFH STR in the area. There is a tremendous amount of people moving to the area as well as visiting at all times of the year. It wasn't in my original investment strategy but I am curious as to what other investors think or have experienced by doing STRs in the area. Also, if there are any real estate agents that anyone recommends, that would be greatly appreciated.

Hey Moises, 

I agree with Shawn on this one. I live in the Tampa area and can tell you 7k will not get you much. Yes, Tampa is cheaper than Miami, but Tampa is not cheap. Even in the suburbs with only 10.0% down, you will be looking at some pretty rough areas. Not saying it cant be down, but it will be hard.

@Shawn Bhatti I am curious as to why you say Ybor is rough? I am new to the Tampa area but many investors have mentioned that its a decent area that is up and coming.
