@Russell Brazil: Very interesting. Do you need to let your brokerage know? How come you can't show the apt as a 'lay person' and just pocket the $200 out right, without paying anyone else? 

I was thinking an alternative would be just to pay someone on task rabbit to open the door while I'm away. How is this different? (Genuinely naive about it, so an elaboration would be awesome)

Also, what liabilities come with the rental? What type of complaints / lawsuits against agents are we talking about? Seems very simple and safe on the outside, but let me know.

Hi guys, thanks for the replies. Just for clarification, I'm looking to pay around $200 max given the time commitment it requires. Thinking about it logically, they will only need to spend a few hours MAX to show the place to a few tenants before the place is rented out (in the DC area, so it's hot). Why should someone be paid $1500 for 2 hours of unlocking and locking a door? Are there any solutions that are reasonably priced?

As I was saying before, I don't need anyone to help me screen or sign the tenant. I've got that under control - just looking for someone to physically open the door :)

I bought an apt rental property but will be remote when the tenants move out. How do I show prospective new tenants the apt without incurring the 6-8% fee that realtors charge for leasing out an apt?

I'm leasing it for $1.5k (and the margin is low), so the fee is relatively high for the little amount of work the person will be doing - essentially just unlocking and locking the door. I have the contracts already made and know how to post the ad on craigslist. In short, I just want someone reliable to be there to open the door for prospective tenants. Any suggestions?

Note: I'm going to provide the current tenants an incentive to show the place while they're still residing in the apt, but in case that plan doesn't work out, what other low cost alternatives do I have?
