How about you Guy. Is that on your area? Have you had chance to drive by and take a look? If we had some vision say like add a 2nd story to the two 3 unit buildings we might have something . That would make it a 20 unit. Is that easily done in Albuquerque or red tape abound like Illinois

511 & 513 candelaria is the address block west of 4th I think

quality tenants is the biggest excuse/complaint for us from the PM. Not enough of them he says.

@guy thanks for good info. The place does not look pretty, but I cannot imagine getting a roi on beautifying the outside. I would think the  PM would let me know if my property has fallen below standards. So far he has not but maybe time to visit that idea more earnestly.

Thank you. The apartments are b- to c+ maybe. I would be happy to live in one if that is a gauge. 511 and 513 Candelaria is the address. Nice little complex. I have owned them since 2009 and have refurbished all but one of the 2 bdr and 2 of the 1bdr. I ceramic tile the entire place and some I went up with tile on the tub surround. Appliances are old and below average i would say. The mix is 6 2bdr and 8 1bdr.  We have used 2 different PM companies and I took care of them for 2 years with a nephew; I was here, he was there. That did not work out so well. The new PM company was rock and roll for the first year and has faltered in the last 2. I see our vacancy is average and our rents are close. that is the information I was looking for. I want to invest in Albuquerque more but with the results over the last two years it makes me think twice.

14 unit complex in Albuquerque near 4th and Candelaria For the past two years we have had only one full month of occupancy. Anywhere from 1 to 4 vacant  consistently. Management company says the pool of renters in the area is very poor. PM would like to lower our rent from 575 2bdr to 550. Not sure that is the answer. Asking if that area of Albuquerque is a problem or is my rent "TO D@#* HIGH"?
