Cute 3 BR / 2 Bath in Ada, OK.  This house needs a mostly cosmetic rehab. Plus there is an extra living space that could be converted into a 4th Bedroom so that the rent could be even higher. 60K or best offer. Please message me if you are interested.

@Kyle Doney  Yes, it was tight. I was willing to take the tight deal because it was helping a handicapped friend of the family who couldn't possibly keep the house. I was less concerned about profit than helping them. But it was good to learn how different lenders were going to provide financing. While I have some cash, some of them wanted a sizable down payment + points, which exceeded the amount that I have tucked away for the first one. Now to find one that I can work with.

@Joseph Graeve  I was planning to do a flip on it. After talking to four different money sources, it turns out that I couldn't get the money for the deal and had to let it go. Two hard money lenders told me it wasn't a good deal, and the portfolio lender and bank I reached out too wanted too much out of pocket cash. So, I'm back to the drawing board. I'm sure there are better deals I can acquire where the money won't be an issue.

Thanks everyone. It does seem like the north side (Thornton, Northglenn, Broomfield) are where a lot of the available homes are popping up (and getting snatched up just as quickly).

Hello there. I am a new investor based in the Denver, Colorado area and excited about all the information available on Bigger Pockets. Currently I am evaluating properties to purchase my first flip. Ideally I will be hoping to network with resources in the Denver Area for financing deals, selecting contractors, and other steps in the process.
