Personal benefit, current top floor unit is 2 bed, 1 bath, would like to add 2 additional beds and a large bath on the upward addition. About 600-700 sq ft living space would be ideal, I'd think. Recessed from building face and small "rooftop terrace" area. I'm ball parking over 100k if it's possible but the way I look at it, it would be a significant return on investment long term by adding unique living space and additional sqfootage. If I'm not in the ball park please let me know, thanks again

Thanks for replies.

Zoning is RT-4, as far as I can tell the only height limitation is 38ft for single family home. No rule for multi-unit, at least I haven't found one. I'm guessing the height limit would be similar since this is just a 2 flat

I am planning this for possible undertaking in next 3 years or so. I figured zoning is the main issue. Will keep posted on planning phases and if I decide to move forward. Thanks again for taking the time to respond

What is the process for building UP on a chicago 2 flat? The building is a 1925 - built two flat that I am entertaining the idea of adding living space upwards. This would not be an additional unit, rather it would just add additional living space to the top floor unit.  I would plan the addition to be "recessed" from the face of the building so the street appeal of the building would not be altered. Does anyone have any knowledge of zoning /city laws that would prevent me from doing this or would permitting process be relatively easy with a good contractor? Thank you
