Does anyone have any suggestions how I could long-term finance (15-30 years) a 2-4 unit 'residential' property in the name of my land trust (or even LLC)? Are there any "conventional" lenders that would allow this? How are other 'buy & hold' investors financing properties long term and protecting their privacy? Thanks in advance for your advice.

Thanks so much for the valuable advice. My original thinking moving from single family to multi-family was to "start slow" with a duplex. Sounds like the effort may be no different than a 3 or 4 unit, but the larger units may cash flow better. Thanks again for the insight.

What is the best way to evaluate a duplex deal?

Income/ROI? Comps? Cap rate?

I am an investor with some single family experience looking to make the leap to multi-family.

I have evaluated a few potential duplex deals based on Income/ROI and they appear to be bad deals to me, but the properies are scooped up in hours. Am I missing something?
