Hello, I found a great deal with my business partner. We have the money to put down at least 20%, however we would need a loan for the the rest plus renovations. The house is not in livable condition so conventional financing is out the door.

I know hard money is an option but we would be paying minimum 9% interest for that.

Any ideas on creative financing for this?

Note: I am in Pennsylvania and my partner can do the majority of the work himself.

Hello everyone,

I am located in the Philadelphia area and something I am looking at is subject to “Act 135 Conservatorship”.

Has anyone ever dealt with that? Things I should look out for? Can I rent it after the fact?

Hi Everyone, 

I hope you all are staying safe during this time. I had a quick question on what the best softwares are to track a rental portfolio. Here are some of the features I would like.

Features:

Ability to track total rental portfolio (ROI, Portfolio value, etc)

Ability to collect rent online

View reports

Track mortgages by linking accounts


I have seen normal property management software but none that also can track the total portfolio as well. Thank you for any help!
