Thanks all for the warm welcome. I am interested in looking at that property In Orange park @Austin Stack.  I am looking for partnerships on deals if anyone is interested . I have a private lender (hard money) but he only does one deal at a time. Unfortunately my other private lender passed away. Not having that extra house to invest in makes a big difference. I have a crew of people of all trades at discounted prices and the ability to get materials,permits  granite, cabinets @ wholesale.  I own dumpsters , tools  , trailers  and  can get my crew to rehab these homes at cost  to keep cost low m . If anyone knows reliable, trust worthy lenders,investors, or private lenders any advice would be appreciated . Im thinking of selling my home to make this happen but would like to hear any other options or alternatives. Thanks all . 

Good afternoon,  future friends and partners.  My wife and I are real estate investors in  Jacksonville, Florida.  We are always looking to expand our knowledge and Network. I did mortgages for many years until we opened our construction company and started remodeling homes for investors.   We have flipped many homes over the years and learned many lessons .
