Hey y’all,

I need some advice. I am a new investor, and have been approached with an opportunity to purchase a House in Section 8. House currently has tenant in that wants to stay. I am curious about Section 8 housing in general, but more specifically the things I could do to raise rents in the Section 8 program (improvements to house etc.). Lastly, what are some pros/cons y’all have experienced with Section 8?

Thank you for reaching out Dell. What is your opinion of the long term rental market in St. Croix? I would definitely be interested in adding some of these to my portfolio to have consistency amongst my STRs. It seems like the refinery is a large source of jobs on the island, along with the tourism related jobs.

My wife and I recently visited St. Croix, and loved every thing about it. The culture, the people, the unbelievable views, everything about it. I am really looking forward to owning property on the island, hopefully soon, so I wanted to connect with folks that either have property in the USVI/manage property in the USVI to become as prepared as possible to make a purchase. We currently live in Tennessee, so definitely would love to hear from folks that manage property long distance, in the USVI in particular. 

@Conor Hesch do you still have information about this duplex loan for less money down?

@William Allen that’s great. Which areas were you in? Do you believe this area in heading a good direction for rentals?
