Saying that, we are only interested in buy-and-hold investments that offer positive cash flow upon purchase and some minor non-structural reno's.  Our preference is to start with smaller investments and build from there.

What we would like guidance on:
1)   We are looking for a seasoned investor and/or expert to advise on cities and/or neighbourhoods prime for investing RIGHT NOW. Up until now, we have focused on Miami but are open to other parts of Florida, NY, Texas or Washington. If there are specific areas in these states you all would recommend or other areas in the States worth exploring, please let us know! We are here to learn and get as much info as possible to make great choices. We will be absentee investor/owners but of course will travel to the markets when necessary.

2) We are particularly interested in C-grade homes/condos located in B-grade neighbourhoods. What are the best essential resources? We are looking for reliable sites and resources that can assist us in finding these properties. Some of the platforms we are considering include Foreclosure.com, Propstream and of course BiggerPockets. Is there one that is better than the other? We realize also that some are on MLS, some are not, some properties are direct from seller, etc. Locating properties has been the tricky part for us to navigate (tax deeds, auctions, foreclosures, reliable wholesalers, vacant properties, etc).
3) As we embark on this journey, we are also looking for mentors who can guide us through the complexities of property investment deals. 

We plan to do this full time and are committed to generating a real estate empire! We really look forward to connecting with like-minded individuals and organizations who share our vision!

If you are looking to get hired in a corporate job, MBA is almost a requirement, but if you choose to work for yourself as an investor/agent there's really no need for it other than it looks good on your profile/resume. More valuable IMO is a real estate designation like a CCIM or SIOR etc. especially if you are focusing on a career as a RE agent.
