I look for at least 20% COC return. Take the net income after all expenses divided by my total out of pocket

MLS is always a good option. I'd target properties with longer DOM, as well as expired listings and use a creative finance terms to approach those sellers with.

Single-family residence buy & hold investment in Valley Village.

Purchase price: $165,000
Cash invested: $16,500

Minimal rehab, essentially carpet and paint

What made you interested in investing in this type of deal?

Great cash flow with equity already built in.

How did you find this deal and how did you negotiate it?

Local wholesaler in Central Florida.

How did you finance this deal?

10% down using a 5/1 ARM

How did you add value to the deal?

Carpet, paint, with minimal landscaping. Property was a newer build and was kept in good shape.

What was the outcome?

Kept as a rental netting over $500 per month

This is Correct. There is a 40 year loan with the first 10 years IO. You can also look at 5/1, and 7/1 IO options.
