@Allen Wu are you saying you keep 12 months worth of reserves? If you don’t mind me asking, how many units do you have and do you keep 12 months of reserves for each unit? Would you consider 6 months of reserves too low to start with on a unit? Thanks

Where do most of you all place your cash reserves for repairs? Stock market, savings accounts, cd’s etc? Is the stock market too risky for your reserves or does it make sense in order for growth potential?

Thanks Jeremy. How hot is the market in Blacksburg/radford at the moment ? Quick looks on realtor or Zillow only show a few houses and they seem very pricey compared to tentative rents. Is it truly a place where off market properties only work?

Im considering investing in my old college town, Radford, VA, and was wondering what everyone's thoughts were on student housing overall? with students gone from most colleges for over a year thanks to COVID and the rising cost of college tuition, is renting to students in college towns not a smart financial vehicle of the future?

Hey everyone,

I currently have a salary job but am considering transitioning into sales. I was wondering how this would effect approaching banks for traditional financing? With a salary job you can provide a set income level but with sales, especially jobs that are heavy commissions based, income can fluctuate. Are banks more skeptical to provide traditional financing to someone with sales based income? Thanks.
