For any of you who have purchased a course from Dave Whisnant or heard him, what do you think? Good impressions? A friend was telling me to look him up, recommending I get the course. Does anyone have an opinion on him?

I need to know the best way to track tenants who take off and leave no address or contact information. I think this is called skiptracing, but I'm not sure how it all works. Please let me know what I need to do to trace a tenant and get some money back.

Any property you can find with positive cash flow is likely to be a good investment, as long as there aren't tons of repairs to be made. Condo investing is hot right now. Just be sure that you take homeowner's dues into account when calculating your cash flow. Many people forget this when getting into condos.

The fear you've got is only natural. As long as you're knowledgable about your investments, you should not be afraid. Do your DD, and make sure all the numbers work. Things always go wrong, but that comes along with the territory.

You can't hide behind your fear. If you do all the legwork and something looks like a good deal, how could you possibly be afraid?

It is like the first day of school - If you don't give it a shot, you'll never know what you've really been afraid of. If you're careful - its going to be nothing.

How do you go about finding a good parcel of land?

I always see land for sale while driving around, and all over the internet. What do I need to look for when evaluating the land? I know real estate is all about location, but there has to be more involved then that.

What makes one piece of land a good investment as opposed to a money pit?

The cost of installing central air seems like it could cost a fortune. Would you get similar price appreciation benefits from just installing celing fans in all the rooms?
