I’ve got a lender who can provide financing after 6 month seasoning period for a 30 yr conventional loan. Does anyone have a referral that can finance faster? Greatly appreciate it. I’m investing in Missouri and Ohio.

I’d like to hear from some of the more experienced investors if there are any tips you can share on how to increase the chances of receiving a higher appraisal after the renovations have been done?

I’m not necessarily looking for renovation tips but more so when you are with the appraiser on-site, is there anything that can be said or given to them to better your chances on achieving the number you are looking for?

@Liz Ellis I’ve bought with Bridge and the actual rent lined up exactly with what they estimated, $995. They are a good company to work with in my opinion.

As I am starting to fill out my portfolio with SFRs, how much should I keep in reserves per house to be safe? Would you set aside a certain amount per house or do you have a set number (ex. $50k) for your entire portfolio then just replenish if used?

Any help would be appreciated.
