@Dave Rav I'm more so interested in what what must be provided to the tenant. I'd like to know what utility bills are mandatory(for the landlord to pay), are there appliances that are mandatory to supply. Also if it is state specific and where I can locate that information.

Heck yeah action is key. I've been indulging myself in reading and podcast for the last 8 months. I need to get out of my comfort zone and network, make friends and take action.

Hi there,

I'm a newer member here on bigger pockets. I made an account months ago and didn't use it much but have started using it more in the last month. I love listening to the podcast as well. 

Well I am located out of Vancouver Washington and I am looking to flip and/or BRRR single family homes. Ill take what I can get though. I know there is only one way to really learn and that is by doing. This guy is hungry for knowledge. Thanks for taking the time to read.

When doing deal analysis how would one determine the possible closing cost?

I have seen that the 'average' persons pay 3 to 5 percent but this number can go as high a 7 percent.

What is the best method or judgment to use when trying to get this number to do my analysis?

Lastly does closing cost percentage change or vary from state to state? I'm out of Vancouver, WA.
