Hello everyone,

I hope this post finds you well. I am currently on the lookout for real estate wholesalers and agents who specialize in both single-family homes (SFH) and commercial real estate (CRE) investments. If you have expertise in these areas or know someone who does, I would greatly appreciate your recommendations and connections.

My investment focus revolves around SFH and CRE properties. I am particularly interested in identifying wholesale deals that offer attractive returns and opportunities for growth. Whether it's finding distressed properties, off-market listings, or other investment opportunities, I am eager to connect with professionals who can provide valuable insights and assistance.

If you are a real estate wholesaler or agent experienced in SFH and CRE investments, or if you know someone who fits this description, I would love to hear from you. Please feel free to reach out to me directly or leave a comment below with your contact information. Any recommendations for networking events, online communities, or resources related to real estate investing would also be highly appreciated.

Thank you in advance for your support and collaboration. I look forward to connecting with like-minded individuals who share a passion for real estate investment.

Quote from @Jamie Hora:

Is this in City limits or the county?  If it is City limits, check zoning though the City planning department and zoning.  Permitting only through Harris County is different, but you will need to get approvals from the HC Flood Control District and Fire Marshall office.  There is a lot of information on Harris County website for permitting and developers.  Either with the City or County, I suggest calling the planning departments of each, tell them what you would like to do, and ask what permits/plans/fees/etc will be required for you to build this.

I work in cities all across Texas and usually its a similar route.  Harris County is different though which I dont have much experience with.  Hope this helps you get on the right track though.

I have been having trouble reaching anyone in Harris County Permitting office! The area did not flood during Harvey, not a flood zone. Im gonna keep trying to reach the permitting office, ive been calling. But i'll visit them in person.

Create a feasibility study that will help you analyze if your project will work in the area you have selected. These studies take into account the economic, legal, technical, and scheduling aspects that will need to be considered before you can commit to starting your business. The more detailed this study, the less likely your business will fail.

I think you can get in touch with a Developer who has developed storage facilities to understand the steps involved in development.

At the end of the day, buying or building a self-storage facility will most certainly consume time, energy and money. However, the payoff can be substantial in a continually growing industry. Evidence of that growth abounds:

  • Self-storage occupancy rates and rental rates in a number of U.S. markets reached record highs.
  • Demand for self-storage keeps going up thanks to an array of trends, including the overall downsizing of baby boomers’ households, the general preference among millennials for renting apartments versus owning homes and the sustained mobility of American workers.
  • Over time, self-storage has demonstrated that it’s a recession-resistant sector.

In short, self-storage furnishes a wealth of reasons why acquiring an existing facility or building a new facility can open the roll-up door to attractive investment gains.

Good luck!

Wale, would you happen to have any connections to commission a feasibility study? I have been searching bigger pockets for a developer and been to a couple REI meet up, I will continue to find a connection! I know its gonna be a lot of work and I am very excited! I believe there is a strong demand for storage in my market, of course I need to do more research. Thank you very much!

I own 1-2 acres of land that I want to develop for commercial storage. The land is in North West Houston, by Spring TX. The land has utilities currently, however, I would have to lay concrete, etc (it is rural). I want to develop it to a commercial storage facility, I have a lot of industrial site nearby such as NOV head quarter about 10 minute away. I want to store boats, heavy equipment, etc. I am not sure where to start, I plan to attend Texas Real Estate Summit in Houston this week to network. Trying to get some ideas, I am very excited this is new to me. I have the time and some capital saved up (not a huge amount). I know I would have to request permits, just wondering if anyone had experience and can help me get started. I own a home currently, but I am feeling overwhelmed with all the detail on the internet.

@John I plan to do that. But does that sound like something the water company would do?

Hello BP family,

I just recently evicted a tenant for not paying rent. I went to the unit and there is no water! I am wondering if the city water company removes water meter for late bills. I checked and the whole water meter is missing.

I am assuming the tenant did not pay the water bill. I am very confused and worried.
