Hey, are you guys still meeting? And are meeting on the 21st or is that to close to Christmas? I would would love to meet people in the area that are actively investing or trying to.

Nice to meet you. I am also in MN down south in the ruurrral area of Northfield. Where abouts do you hail from? Are you one of them big city folk from Deluth?

Okay, I'm not an angry man but when I'm lied to- not happy. Four years ago we bought our house and asked the owner if ever there was a flooding problem. "Nope.", she said.

"What's a flooding problem?", she said.

"I don't even know what water is.", she said.

You know the rest of the story... in fact the neighbor even said she had asked him over to put caulk in the crack where the unheard of "water" was coming in. So I have proof, yada, yada, yada.

My mother always told me two things: 1) Use your resources, wherever they might be, 2) Suck it up.

So I ask you, fellow resources, is it time for me to suck it up or do I proceed further into litigation? I'm afraid that mitigation of the problem is going to be very expensive and I just am not in the mood for spending that kind of dough. Discuss.

Oh, and thank you in advance for your thoughts.

Thanks! I would love to come meet you guys. Are you mean? Will you make fun of my newbieness? In answer to your question- Yes, I hope to buy and hold here and flip when possible. Although I will venture north if need be. Right now just working on market knowledge in my college town. How are you liking St. Paul?

I don't know how many BP members in active status down here near Northfield or further south but I would be interested in meeting them as well. I was thinking that there would be more folks nearer to you Alan, maybe Bloomington. The more the merrier I always say. Anyone else?

P.S.- I notice that often responses have a @namehere link. How does one do that?

This is a great start and I really like/ want to incorporate energy efficiency into all of my houses simply because I feel it is time. However, my question is on the totally money side. In a rental for an extreme weather area (cough..Minnesota..cough) I can see saving the tenant heating money would be a selling point. But what about fix and flips? How deep can you go and what added value to your price can you add? Anyone have any direct cost benefit to sales price yet? Very curious to know...

Hi Joan-

I don't at this point know what the market is currently like, but I know when we bought our house here there was not much inventory. My thought is I will have to travel further north to get any kind of market. From what is sounds like the MLS is democratizing the field a bit. In order to find the goods, one may have to search the unconventional. It's like a real bonafide treasure hunt. ARRRGH!

But I am willing to wait for the long haul for rentals in town. I will keep you mind as I explore the market better. The one thing that has really encouraged me about whether or not I really want to do real estate is how fascinating I find the whole mechanics and psychology of it.

Do you work mainly in WI or do you bounce back and forth? There is so much space between properties, I an curious if you do many deals from a distance.

Absolutely want to find some REIAs in my area. I am probably going to have to go a little outside of my local neighborhood as it is a pretty small town. Other than connecting with other BP members in the area, what do you think is the best way to find non icky REIAs? And I know this sounds completely naive but how does one dress to a REIA meeting? Preppy Casual? Business Shark? Friendly Slob? Thank you again for saying hello.
