If I am trying to buy a single family home rental does it make sense to lower my cash flow in favor of a 15 year mortgage as opposed to a longer 30 year mortgage so that I can pay down the loan faster?

Do you not have issues with college students vandalizing your properties?

I'm 20 years old, and I'm a carpenter. I'm looking to purchase my first home by June this year using an FHA loan. I was wondering where the best areas in Arizona are for real estate investment? I want to utilize the house hacking strategy.
