Payment is due on the first and late on the 5th per my agreements.  I charge a 10% of the month's rent if they are late.  I then give them a 3 day notice and proceed to evict if they don't pay.  Check your state statutes to make sure you follow the law to the letter!!

I had this exact same situation and was a nice guy and let him move in.  Biggest mistake I ever made as a landlord.  Guys like this are trouble and that trouble will turn into problems for you!  I would go as far as negotiating her out of the lease on terms beneficial to you and her.  DON'T LET HIM IN

You are in the lead generation business, you leads are buyers and sellers.  Your number one task every minute of every day is to generate leads.  There is no silver bullet to generate leads.  You need to try many different avenues to generate leads.   The key is to take massive action to generate leads.  Placing one or two of anything is not going to work.  There are lots of lead generation techniques that are free on the internet.  You need to blow up your lead generation business and take no prisoners.

Lot's of good advice to your question.  Educate yourself on the strategy you choose, not just about real estate but any laws that may pertain to your strategy.  Know where you are going to get the funds to make the transaction.  Focus on the numbers and financial aspect of the transaction!!

I do not have a wrap, but one of my business partners has his vehicle wrapped.  His vehicle is a Suburban with a 3" lift kit.  He had it wrapped in big red letters, We buy homes for cash.  He always parks it in the most highly visible locations.   He has said repeatedly  it was worth the investment.
