I recently finished reno on a 3/2 SFR in a B neighborhood, we put high end finishes in it and it came out really nice. I am now am starting the process to refi. I stopped at the property for a small repair yesterday and the tenants furniture/decor/dog and lifestyle make the place look not so fabulous. Can this affect the over appraisal/Refi amount?

Thank you for opening up my thread. Ideally I would think when you pull money out of a property in a refinance you have somewhere else to put it, Like back into another piece of RE. I want to keep it liquid because we are actively searching for another piece of real estate to purchase. What is the best place to store your money in between purchases? Somewhere that I could pull it out quickly and I could possibly make money while it’s sitting? Or am I better off keeping the equity in the property for cash flow and not have to risk a vacancy and have to pay a mortgage out of my own pocket? My goal is to scalar.

@Pat L. So would you recommend a company. It does make me nervous even though he’s licensed that he would be to busy to fix it or out of town if something went wrong?

So I’ve always been torn between using a HVAC company and paying more or using a HVAC guy that I know , who’s union and does side work. I would prob save over 1000.00 on each install but worry a unit would fail and the guy wouldn’t be available to repair it or wouldn’t want to. I usually end up going with the company for peace of mind. What does everybody else do???

@Dean Letfus Thanks for taking time to reply Dean, it’s much appreciated!
