I have been Facebook free for the new year def.. It is such a waste of time! This forum is a great place to put your energy instead of reading about drama and people's lives etc! Truth is the people who are actually doing deals making money probably have time to keep a Facebook profile ;)

This is my problem too, with wholesaling.. I am always chasing my next deal which is easy to do but wholesaling at the end of the day is a job.. I think for this year, I may continue to wholesale, pick up a part time job (bar tending), Since I am completely debt free, I can use the wholesale checks to invest in rentals free and clear and live on my bar tending money… I have my condo paid for, all student loans paid, cars paid cash etc but my next goal is definitely rental properties

Hey guys, I am just curious as I am a full time wholesaler, but am looking to actually go back into bar tending only 2-3 shifts a week just to get out and meet people. I sometimes feel like I am taking a "step back" but I also feel like it would be a great way to meet new people (since all my family and friends are far away) and get out of the house. Anyone else take on a side job not because they need the money but because they love to do it, and get out of the house?

Hey Joel! Thanks for the response, Can you tell me which type of properties in paticular.. For example would these be lower to middle class areas where properties are worth 80-120k ? I know in Miami there are all different types and the ones with a lot of vacant houses on the street are more difficult. I am also wondering if maybe in a smaller city like West Palm Beach, etc if it is easier to negioate with the city on liens since they don't have as many as Miami and may need the money more. They may be easier to work with I know the offices in Miami are typically a mess and over populated

Ok got it so maybe spending my time in better areas, yeah I think Liberty city is the worst of all of south Florida would you agree?

Also if you guys are familiar with Miami the area that I keep getting this in is liberty city by 62nd and 68th st where tons of houses are boarded up, I may be best just passing on these deals all together instead of wasting time finding a buyer than having all these liens come up

Ok got it! so since you guys are both in South Florida, I am trying to figure out why I keep wasting on properties that seem to have all these liens and violations on them. do you know the website off hand for Miami, Fort lauderdale, and Palm Beach counties to look up ahead of time? My best bet would be before making an offer etc to look up the properties and get a quick search of the headaches before right?

Yes, It seems like in Miami you have the very rough areas where tons of boarded up houses, vacants no one living on the block is it best just to avoid properties like that all the time? I also am sick of getting lien searches and finding all these problems attached

I have been trying to put together some deals lately but it seems the properties I am getting have so many liens and violations attached to them that everytime I have a buyer it comes back too much? I am curious as to if this is normal and if you can still flip these properties or are some areas you just don't want to be bothered in with deals? What do you guys recommend for these deals? Should I stick to driving for dollars in areas that have less problems? Or should I go through all these headaches with title liens etc
