Thanks for the reply, I've been getting the lists under $100 from multiple counties. Except some counties have been turned over completely to a software company which confused me because they give the request for public info to them and they ask for payment from 300 to 1000. Which is rediculous. I get the lists In cvs, txt, or xlsx usually. However I have gotten it in ARCGIS as well as a database list.

Had a question,

Has anyone ever heard of a software company whose client is the county. Try to sell public information "Delinquency Tax List" for 100s if not 1000s of dollars? Is this normal? I got a few lists already for 5$ or 10$ due to time used to procure it and send it. So, I wondered if this is even legal? 

Apparently the database they use can't export lists to excel or csv so they forward my message to the software company and they sell it to me as a service... So they ask for checks and credit card to their company.

I had a question for more experienced out there. Would the lease have to state the HOA rules clearly with penalties in order to pass them the fines? Also will city code violations be enforced on the landlord or tenants and is judgement needed for this?

My house is on the edge, but within the 500 yr flood plane (Zone X) and I'm not required to have flood insurance. Also during Harvey I did not flood. I came 4 inches from water coming in though, just lucky. I think it depends on your lender for Zone X, which they can require if there is history of flooding, and other higher risk areas are Mandatory.

Hello, My name is John McLeod and I have been lurking around for awhile and wanted to finally make my first post.

I work as an engineer with very little involvement in real estate. I currently have two Single Family Homes and want to start by renting one and obtain positive cash flow. I came to biggerpockets to learn and network, I had a co-worker that owned a few apartments and is financially independent but isn't part of the site.

I'm a newbie, but in the near future I want to try using the BRRRR method.

Should have rented out sooner.

I've been doing some self study and searching for deals daily.

Currently have a friend wanting to partner on flooded houses. 

He is a commercial contractor and has many connections and a lot of experience, but it overwhelms.
