Hi Greg, thanks for the lead.  I had already posted on their website, and I just got an email from an agent there.  I still have some time to see if I can beat the $5500 price.

Hi Owen, 

We did a home inspection and the roof will need to be replaced soon. It was repaired last year but needs replaced within 3-5 years. I am counting that as part of the ROI. The particulars are:

Total SF: 5160

Roof: Shingles, replaced 2001

Plumbing: Mix of PVC and Copper, updated in 2014-2023

Heating/ cooling: forced air, 3 furnaces replaced in 2014-16, one AC replaced in 2014

Electrical: has been updated periodically from 2014-2023. All knob and tube has been removed from property. 

Detached Garage: 1800 SF, brick. Roofs replaced 2016

No the carrier is not admitted in PA.  I used a local independent agent and when this was his best answer - I tried to shop for other options and came up empty so far.  Got a quote for $4000 but it failed in underwriting.

What made you interested in investing in this type of deal?

My brother needed a place to live near where he was working.

How did you find this deal and how did you negotiate it?

He worked with a local realtor, and we negotiated the sale price.

How did you finance this deal?

Paid cash for the house.

How did you add value to the deal?

My brother remodeled the kitchen

What was the outcome?

The house appreciated and I made a 6% net cash flow on the investment.

Lessons learned? Challenges?

Win-win, my brother got a place to live, and I got a good ROI on my investment.

Purchase price: $180,000
Cash invested: $75,000

I purchased land near the ski resorts to build short-term rentals. I am working to get plans for 2 short-term rental units on the property and build them out. The plan is to complete construction in the next 1-2 years and rent them out on airbnb

What made you interested in investing in this type of deal?

The area near the ski resort has few off-site accommodations and no hotel. To stay on site, it costs $500 / night. Short-term rentals 3 miles away are going for $200-$250 / night and are always fully booked year-round.

The area is near state parks and other recreational areas that bring visitors year-round, and the Pittsburgh area is growing.

How did you find this deal and how did you negotiate it?

Found someone selling a 4 acre lot with an old farmhouse.

How did you finance this deal?

Paid cash for the land, and I have started to work with an architect, surveyor and septic designer on the build out.

How did you add value to the deal?

Did the demolition of the house and the construction of the driveway myself.

What was the outcome?

Still in the early stages - it will probably take 2 more years to realize the value.

Lessons learned? Challenges?

It takes a long time to develop land from scratch it is hard to do with all of the government regulations and codes.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I like working with the Architect we picked. She is old-fashioned (using paper and pencil), but she is not super expensive and works to produce the plans quickly.

I am having a hard time finding insurance underwriting for the three-family that I am purchasing:

The only policy I could get a binder on was from Tapco in North Carolina with a $10K deductible for $5500.  

How do I find out why I am having difficulty getting insured?  The property is 100 years old but has updated wiring, plumbing, and units.  

Does anyone have any leads on agents or other companies I could try?  I tried with my agent, Allstate, Odie and Honeycomb.  My agent found only Tapco would underwrite the policy.
