Hello BP community!

I got a generic property ownership form from the city that wants info on rents, DBA ? , date first rented. Has anyone had a similar inquiry? Is it better to respond legally or simply to fill out the form. They mention some local income tax law. Is this more about having to file quarterly? I've watched so many BP videos and not once has filing quarterly come up as opposed to annually.

.   Thank you all for sharing your expertise and experience

.    Max

Thanks Greg ! I can tell your super frustrated with people right now.  I'm only a pita when appropriate it's to be.

.   I think my post is a bit all over the place just to cover the main events that tie together.

i.got what I needed when you said to contact the Realtor.  Days ago and haven't heard back yet.

The broker and realtor know my long term goal is dozens of units.

What are your thoughts about contacting the seller before using?

Your comments about people remind me of the movie ' A Man Called Otto ' .  I don't watch a lot of fiction but happened to see that one.

It seems this is straightforward and checker not chess.  I tend to make everything chess as a local chess champion and in the way I think.

Thanks again for your insight.

Should I subrogate for the sidewalk assessment and work done after I purchased my fourplex?

.   The city says I can because the seller was supposed to disclose it.

How would I go about it?  I'm thinking that first I'll contact the seller in writing.

looking back I got a decent deal but it took too long to close and I need to find a team for the long term to accumulate fourplexes or build them.

I'm wondering if people involved are just washing their hands if my deal rather than grow from it.

Emails from before closing were insane looking back on it.  They literally had me come up with $5000 extra 3 days before close and said the VP of finance simply made a mistake.

Now I'm getting a $3500 sidewalk assessment.  It gets paid over time but it still is an unexpected expense.

i enjoy learning and want to hear from more experienced owners.  Thank you!

Why do you call yourself Max, but your profile says your name is John Miller???

Max is my middle name.  So many go by John that most people call me Max.

  Hi I'm Max.

I'm working with Spencer Marshall and Mark Andrew. My experience has been great !!

.   As a new investor, my approval with Veterans United didn't work to buy a multifamily property.  I kept getting paired with a realtor who told me to contact them when I found a four unit property.

.   Bigger Pockets lead me to two experienced professionals.  They found me options and opportunities that I could take action on.

.   While they also do large deals in many states; they could still prioritize my first property. Right now, I'm on track to meet the 90 Day challenge in what will be the first of many purchases.

I'm house hacking with a VA loan a four unit property

I'm looking forward to feedback and wish everyone success in their efforts.

I'm grateful for the opportunities and privileges that come with have been born a citizen of the United States.

.   Nothing has gone well or right since the first broker left my first deal.

.   I'm one week from closing and have even less certainty than before it all began

. I'm a disabled vet who was disqualified by the VA for a benefit im entitled to. I now have to fight for a change to my status as a disabled vet to get the only benefit I'm not getting.

.  Most difficult has been the idea that we are founded on the principles of John Locke for a society that is supposed to lead to ownership and liberty.  I'm surprised at how difficult it has become to first be disqualified for making and having too little and then being disqualified for making and having too much.

.   By the end of next week, I will know if the promise of freedom and justice for all is still Apt or if it's simply a world might makes right.

If it all falls apart then I will replay and share every detail with screenshots and messages within a timeline.  If I close them I will simply share the success with you.  Thank you.
