Looking to link up with some other Real Estate Investors here in SE Wisconsin. I personally am licensed with Brew City Realtors and work closely with Renters Warehouse Milwaukee. I'm sure we could all bring something to the table to help investors of all kinds.

My first house hack was a duplex in Port Washington, WI. Lived in the 3 bedroom lower with my family and rented out the 1 bedroom upper. Owned it as a rental for a few years after we went to a larger home for us before we sold it. Sold it and took the equity and bought another duplex that cash flowed very well. Was able to take a shorter 15 year loan out so I could pay it down quicker. The home appreciated quickly and I was able to borrow equity from it for a down payment on another duplex. So I did a cash out refinance to buy the next one. There was still enough equity to sell when the opportunity came to 1031 the proceeds into the 4 family unit that I now also have. The owner occupied house hack allowed me to live cheap and get into the game.

I'm interested in offering a referral fee or "finders fee" for anyone who can bring me a deal. I am a licensed Realtor but looking to do this to add properties to my own personal portfolio. Anyone have any insight on whether or not that can be done? I'm in Wisconsin. Thanks in advance!

 I only have 2 doors currently but am in the process of 2 more. I know once I have more I won’t want to keep doing it like I am now.

Hey Everyone. I'm currently collecting rent by meeting with tenants at the property or a neutral location. What is the best and easiest way to put this online? I see a lot of websites out there. Does anyone have experience with that?

Thanks Ned. That is very true on all of the above. I am a newbie in terms of trying to acquire bigger property (I own one duplex now which is the 2nd I've owned) so I'm trying to see what works. Its a small town so one round of mailers won't hurt real bad and I get nothing, well I guess time to try something else. I also thought there was a file on here somewhere but couldn't seem to find it. I'll dig a little deeper! Thanks again!!!

I'm looking to send out a letter to various local property owners of investment or multi family properties. Does anyone have a template or a word track that they have used for something like this that has been successful? I am in Port Washington, WI and am targeting properties that are 2-10 doors or so. I am a licensed Agent here in WI as well as a landlord/investor. New to this posting thing but have been following Bigger Pockets for a few years now.
