I just got my first fence estimate, and I know the basics of building a fence, but I want to do it right. Here’s what I know:

- use an auger to dig out posts 6 feet apart

- set the posts in the ground

- fill the holes with dirt or cement (I assume cement is better

- connect the vertical posts posts with the horizontal planks

I have a week to learn as much as I can so any and all help would be massively appropriated!

@James Rowe I'm currently working with a STR developer. I'm helping a buyer purchase one of his STRs in Charlotte and I know he is in the process of building a STR neighborhood in Gatlinburg. He's super helpful and knows his numbers. If your interested I would be happy to connect you two!

@Jeffery Wilen I met with the developer and he mentioned he had a friend managing them before he put his current system in place. That started them behind the eight ball as far as superhost status.

How has becoming a superhost effected your occupancy/ rates?

@Gururaj Iyer Your right, it does have an existing Airbnb listing, and I have checked it out. It is currently under a corporate lease so it is completely booked and I can’t see much as far as occupancy is concerned.

I like them both, and definitely want to play around with them more. Off first impression I like airDNA better, because it says I can look at other units occupancy with the premium membership. If it is accurate data that would be well worth it to me.

@Joseph Cacciapaglia my client fell in love with the management service, and from my understanding (which is not much) their rate is decent. They charge 15% for full service.

Good point on the records. They definitely are running a tight ship. I’ll keep this thread up to date on how they respond to that. In case anyone is curious.

@Gururaj Iyer Thank you! They both offer very different analytics. Have you had any experience comparing the two. Thank you for the help!
