Hello BP,

Looking to become a part-time realtor in Philadelphia and I have been wondering what company would suit me best for parking my license.  I am mostly looking to use it for my own deals in flips and rentals.  Any suggestions?

Side note: I have realized that a lot of the bigger companies tie you down to almost work full time to make it worth it.  I was wondering if there are places that didn't have unnecessary fees and allowed you to conveniently work for yourself.

THEY RENT 1100 - 1200 for each 2/1.

Hello BP,

I am potentially looking at a duplex that an owner is willing to do seller financing for.  

His terms: 10 year interest payments only at 5 percent.  His purchase price would $309,900.

Both units are two bedrooms and one bath and rent for about 1100 - 1200 a month. 

My question: 

What information do I (or you) need to know in order to make this deal work?

Wanted to know what everyone is averaging in rehab costs for properties in the temple university area.  Seems like most of the properties are similar in renovations, so I wanted to know how much the average investor is spending.
