I'm looking for my first investment property and I'm not sure what to buy a single house or multiple unit? I am approved for a 100k mortgage and have about 10k to put down, should I be looking for a fixer upper or something relatively move in ready?

I have been looking for a multiple unit house around the finger lakes and they are few and far between. But I'm finding many that are run down and need work but the sellers are asking market value. Should I be walking away or offering what I think the property is worth?
