@Kristen Hernandez I am currently working to get my license I feel it is definitely necessary if for the only reason of saving time doing due diligence. Not needing a agent to show you a house also saving 3% on the back end.

Hi everyone,

I am selling a house that I bought to live in as a transition house while moving across the country. This house has no equity and is in a volatile market that is heavily influenced by oil and gas prices in west Texas. I am wanting to seller finance I already have a buyer for the house however I have a mortgage on the house. I read that it can be done I'm just wondering if you guys have any advice on what to look for or disclose and what not to. The title company said they will have to pull the title and verify liens which most likely will pull up my mortgage and if the mortgage shows pay on sale does this kill my deal. Thanks in advance for the help.

Hey everyone,

I have a question concerning adding value to a home that I will be selling soon. This house was bought for its appraised value which was significantly below the asking price. We bought this house to live in and fix up while transitioning homes.

My main question is how much value will a deck add to the appraised valuation is it a good return on investment. Also how much does landscaping come I to play in terms of appraised value?

Hi everyone my name is John Kaunath I am a full time employee in the oil field in west Texas. I am looking to invest in real estate because I have a lot of money saved up from work and I want to grow it. 

My schedule is 2weeks on and 1 week off and I'm looking to both flip as well as buy and hold on my days off. I'm currently in online Courses to get my real estate license.

I welcome any tips and recommendations that you guys may have.  I am also excited to meet you all and become part of this massive community.
