Hello, I'm looking for an investor real estate agent in NW Indiana to work with. I'm interested in SFR and small MF(2-4). Lake and Porter county are the primary areas I am looking at. If anyone has referrals let me know.

The phrasing of the question makes me assume you have not yet researched this enough to buy a property yet. If so I would take the necessary time to learn about what strategies you want to use. While learning I would Practice analyzing deals. Then I would look at local investing clubs to meet people that know your market. They can have useful referrals of lenders, contractors, and agents. Then once you line up people that would like to gain your business you have to bring something to the table like a good deal that you found while analyzing properties.   You bring the deal and do some of the legwork and find someone that has money but doesn’t have a deal.

I forgot to mention that most people want to make at least $100 per unit or more after all expenses especially in areas like the Midwest where you usually don’t see appreciation and focus more on cash flow. 

I’m relatively new but I would suggest plugging in your numbers to the rental properties calculator on this site. It only takes a few minutes and you can see what your cash on cash return is and your cash flow. 

I would also try to keep that cash on cash return higher than 10% like JD Martin suggested.

Hi Mindi, yep that’s the one I am going to. I thought there is another meeting in the area. Would you happen to know the details of the location and date would you? 

My commitment with ease is to keep my home for a few years then rent it out when I move. I just listened to podcast 274 ;) I would recommend it if you haven’t listened to it yet. So I want to rent both sides since I have a great rate on my current home.

Hello everyone! 

My name is John and I am getting my feet wet with RE. I first came to BP through looking for ways to build alternative streams of income. I stumbled upon the BP youtube videos which led me to the site. My ultimate goal is to obtain financial freedom from a day job which I discovered was possible through wise investing! My short term goal is to learn as much as possible through books, BP site/members, and BP podcasts that I listen to everyday. I am currently working on networking in my area and found a local meetup on the July 16th that I plan to attend.

From all the strategies that I learned about so far I plan on starting with a multi-family unit that I can BRRRR so I can spring board into my next deal. I don't have enough capital to use all cash but I am going to use creative financing like private money or seller financing to make my first deal happen. My 60 day challenge to myself is to get a duplex and I want to stay in NW Indiana area while I learn the ropes.

I look forward to having great discussions about RE with everyone here. Once my eyes were open to this about a month ago, it has quickly become a passion of mine. I get excited learning new things and I have been talking to everyone I know about it.
