As some have mentioned, the ozone treatment is the ONLY way to go.  It is cheap, 100% effective, and deadly.  Close up the house. Turn on the machine for 24 hours and come back.  Absolutely nothing can be in the house.  It will cure carpet, kill mildew, fix odors, everything with absolutely no other treatment.  But I can't emphasize enough no one can be in the house.  It will kill any pets or people.

I regularly save all paint, tile, some 2X4, maybe a bundle of shingles. etc.  In fact, I purposely buy extra.  Granted, this is not for flips, but that little extra is probably one of the nicest things you could do.  Tile crack, shingles fly off etc.  at a huge savings to replace. 

If you have too much to save, consider why.  My experience is that you might need a new contractor.

Kevin B., Ryan S, and especially CM,

On another note, recently I have read about Jacksonville as a good place to invest.  The population growth as well as employment growth allegedly is excellent for investment.  What would be your opinion of that area?

St. Pete, Tampa as well?  Ryan, what might explore in Clearwater?  Northeast Florida?

On Alex's comment on Croatia.  A colleague of mine did buy a house in Croatia, which was dirt cheap.  I haven't investigated overseas investing.  Costa Rica is an area which particularly comes to mind.  

Budget and cash available might be helpful for other BP's help.

have a HELOC on my primary residence and substantial equity on my rental, my former residence 20 years ago. Because nearly all my depreciation is gone, I am looking to the next step. With the last subject to with 225,00 and taking over the loan with the existing loan, won't most deals end up with a higher existing payment and higher liability? I'm not sure how that works.

Thanks for your understanding. I'm completely new to BP and the financial end. Ideally, I'd like to take a HELOC on my rental or do a 1031exchange to avoid the taxes on capital gains. Thoughts?
