@Ryan Myhre It took 81 days we do the flips after work and on weekends currently. Thankfully, our realtor gives us a lower comission rate on houses we buy and sell through him. Profit stands at 15k which is a tight margin for us. Back to looking for those decent cash only properties. It looks like you've been doing well in our area which is nice to see! Cheers!

Learned that keeping balance of a budget on a smaller scale home renovation proved more difficult than our previous larger scale renovations.

Have you explored the idea of your grandparents owner financing the property to you?

It may be an option that works if they don’t need the money from the sale up front.

Thanks for the welcome! Yeah, I guess I have to claim him :) .. we're Cousins. I grew up in Caldwell too. Probably just a year or two behind both of you. I believe I got on your wholesale list a year or two ago, but we're currently looking for our next project and are always interested in those deals when they come up.
